Home Remodeling Crash Course: What I Learned the Hard Way

Key Upgrades To Consider During Kitchen Renovation To Add Value

If you are investing in a kitchen renovation project to increase the property's value, you cannot afford to make mistakes. All the improvements or changes should make the kitchen stunning. This means that the kitchen will be a focal point and a great selling feature once the property is on the market.

Since kitchen upgrades aren't created equal, it's vital to know those that make the house more appealing, particularly to a potential buyer. Here are some options to consider.

Upgrade Kitchen Appliances

Broken, outdated, and old appliances are key reasons property owners consider renovations. No one wants to use such appliances because they will spend a lot on repairs. Besides, an appliance may fail anytime, which can be frustrating and inconvenient.

Once you decide to renovate the kitchen, set aside enough money for new appliances like a dishwasher, fridge, stove, and so on. The appliances you get should be energy efficient and high-quality, but not necessarily from popular brands. The objective is to ensure they function optimally for longer without increasing maintenance or service costs over the years.

Get New Countertops

Replacing countertops will improve your home's value after renovation. You can get the same countertop material or switch to another for additional features or benefits. For instance, instead of using the old dark-speckled granite countertops, you can choose a brighter option to give the kitchen a new look.

Porcelain or quartzite countertops are an excellent option as they will improve the kitchen's appearance and functionality and attract buyers. Maintaining such countertops will be easy, and you'll get more money when selling.

Countertop materials come in various forms and shades, so familiarize yourself with the top features to make an informed choice. But don't go for the outdated tile and grout, as they are hard to maintain. The objective is to get countertops to boost the kitchen's appearance and resale value.

Paint or Replace the Cabinets

Another aspect you cannot overlook when renovating a kitchen is your storage needs. You can keep the same cabinets if you don't need additional storage space. However, you'll need to switch things up to change their appearance or improve the material's life. One affordable option is to paint the cabinets. But, if the cabinets are worn or need to change the layout to increase storage space, you can change them out.

Discuss with your contractor to determine your storage needs before the project starts. This way, you'll know the cost of updating the old cabinets or getting new ones. Most buyers prefer cabinets with excellent aesthetic appeal and enough storage space, so pick the best material and design.
